Checking for mortgage charges, land registry searches, building administrator search, electricity bill checking, water bill checking, etc.
Checking ownership of the property and current situation of the property.
Searching for liens, charges or encumbrances with the corresponding land registry that may need to be removed before the property is sold.
If necessary, receive funds in our client account as well as the transfer of them.
Applying for all the necessary Spanish legal paperwork needed from the different organism.
Preparation of the title deeds to be signed at the notary office and assistance on the day of the notary appointment.
Order and receipt of cheques for the completion of the transaction.
Application for Plusvalía (local rate) tax and payment of this tax.
Revise and Correct registry of inheritance, submitting and paying the necessary forms and taxes
Changeover of title holder of local rates, rubbish collection fees and utilities
